James M. Bennett has been a full-time real estate investor & private mortgage banker for 31+ years. Over his career as an investor, he has purchased & renovated well over 450 Philadelphia row-homes. Additionally, he has invested in office buildings, multi-unit apartment buildings, mixed-use properties, storage garages, raw land and Philadelphia condo conversion properties. He also as experience in zoning, land sub-division, natural gas leases and pipeline rights of way. At present, with his partners, he owns and manages approximately 300 rental units primarily in Philadelphia. Mr. Bennett is the founder and president of Stonehedge Funding, LLC, a private mortgage lender which provides acquisition and rehab financing for local investment properties. Stonehedge Funding has originated, held and serviced over 1,500 mortgages since 1999. Stonehedge’s offices are located in Downingtown, PA. Mr. Bennett earned his MBA from The Wharton School, University of Pennsylvania, and his bachelor’s degree in Economics from Franklin & Marshall College, Lancaster, PA. Prior to becoming self-employed, Mr. Bennett worked as a construction and commercial mortgage lender for Continental Bank, Philadelphia, PA (now part of PNC Bank).

Martin Chera has been an owner of Express Capital Financing for the past 8 years, helping his investors and clients in building their wealth in real estate. He has a deep understanding of the inner workings of real estate business operations, he services the needs of investors in real estate helping them identify a qualified property to attain their financial goals.
Martin’s business and life experiences make him uniquely qualified to service the needs of investors. Christopher Carter Univest Home Loans Vice President and Area Sales Manager started his career in mortgage banking in 1990 and began investment property ownership at age nineteen. A former Top Producer with two Fortune 100 national lending institutions, Chris joined Univest Financial Corporation in 2016. He continues to originate numerous residential loan products and has funded hundreds of millions of dollars in first and second mortgages to thousands of deserving customers over three decades. Chris is a member of the Mortgage Bankers Association and secured Advanced School of Mortgage Banking certification in 1997.
Chris was accredited by the Bucks County Association of Realtors Leadership Institute in 2009 and has contributed to their Affiliate Committee since 1992. He also earned Leadership Advancement from the Central Bucks Chamber of Commerce in 2016 where he served as Ambassador and worked on multiple committees. Chris is a multi-year winner of the Five-Star Mortgage Professional Award, as advertised in Philadelphia Magazine. He expanded into self-employment in 2005 when he was named National Small Business Person of the Year by the National Republican Congressional Committee. Most recently, Alignable recognized him as Local Business Person of the Year and Highly Recommended in 2022. A Bachelor of Arts graduate of Allentown College of St. Francis de Sales (now DeSales University) in English/Communications, Chris actively writes for local publications, and participates in various organizations such as the American Red Cross, Habitat for Humanity, and the United Way.
Among his many responsibilities, Chris serves as a Diversity, Equality & Inclusion facilitator at Univest and oversees the Univest Bucks Regional corporate office in Doylestown. He is primarily charged with recruiting successful salespeople along with managing, maintaining, and supporting an effective team of accomplished originators. Chris achieved Univest Leaders Club status consecutively from 2017 through 2020, for reinforcing the Top Area Sales Team with the Highest Number of Units Funded. Deborah Nye, Moderator is First an investor, then an agent. She bought her first investment property in 2008. After completing the total renovation of the property pretty quickly with very few problems, Deb continued to purchase, renovate, and rent, working her way up to purchasing a commercial property and an out of state apartment building.
