Financing Your Deals Conventionally

Meet our Panelists:

Karen Fischer and Michael Yalowitz
Husband/wife team whose lending business,123lending.net, provides loans for acquisition and/or rehab. They lend in Philadelphia and the surrounding counties, as well as New Jersey and Delaware.

Karen and Michael’s real estate background spans a range of experiences. They have been long-term buy-and-hold owners of multi-family, commercial and office properties in Montgomery and Bucks County. Karen and Michael owned a highly successful VRBO rental on a St Thomas beach for 20 years. Owning rental properties requires continual renovation, which they applied to flipping houses in the Baltimore area and suburban Philadelphia.

In addition to these traditional ventures, Karen and Michael have invested in distressed 1stand 2nd mortgage notes, which evolved into their current private lending business. With their “hands on” experience, Karen and Michael help borrowers understand the After Repair Value of a distressed property, as well as whether a construction schedule is on target. Karen and Michael strive to make the process as simple as 1-2-3.

In their previous lives, Michael built and operated Rita Italian Ice stores, while Karen’s business provided qualitative market research to many Fortune 500 companies.
