The Sizzle
Everyone loves to talk about buying.
No money down. Creative financing. Off-market deals. BRRRR. Lease options.
That’s all you ever hear.
But almost nobody talks about the other side of the equation…
What do you actually do when it’s time to sell?
Because selling isn’t sexy.
Selling doesn’t get clicks.
And for most investors — it’s where deals quietly fall apart…
Or where a huge chunk of equity disappears to taxes.
The Meat
This session is about what happens after the sale — and how to handle it like a high-level investor.
We’re going to start with a quick foundation of 1031 exchanges:
- What qualifies
- What timelines matter
- Where people mess it up
Then we go deeper…
Real-world 1031 scenarios with actual numbers
How investors reposition and scale using exchanges
Common mistakes that kill deals
And just as important…
What if you don’t want to roll into another property?
- Options for going more passive
- Ways investors transition out of active management
- How to think about capital preservation vs control
Strategies that go beyond the typical “sell one, buy one” mindset
This isn’t theory.
This is how these decisions actually play out when real money is on the table.
