Let me introduce myself. My name is Lee Smith and I am a DIG member, an architect and the GC on our mixed use building project located in the Borough of West Chester. This is a highly desirable area with competitive rents. It is located at 235 E Market Street West Chester, PA. The project has two phases. The first building located in the Town Center of West Chester has a commercial space on the first floor, a two bedroom apartment on the second floor. We currently get $2000. rent for the two bedroom occupied apartment. It has many unique features, includind exposed stone and brick walls, wide plank flooring, and handmade arched doors. The third and fourth floor is a three bedroom apartment, which is currently rented for $3000. a month.  Both apartments have balconies and a shared outdoor patio.

The second phase is currently being constructed. The second building is connected to the first building through the basement. "Building B" is currently framed, has a roof, is beginning siding, is studded out inside, with some preliminary plumbing completed. At this time, we are putting up the property for sale. finished or unfinished, buyers choice. Building B has a basement with flex office space, the 1st floor is a small commercial space that is required by the borough, the second floor has a two bedroom apartment and the third and fourth floor has a four bedroom apartment. Since this building is not complete, it is not currently rented, although we have had a lot of interest.
